Community Reminders: In recent weeks, we’ve received an increasing number of complaints/concerns about activities occuring at the community, typically after hours. The most common of these are disturbances at the spa, trash in the mail rooms, broken locks, doors being propped open, and residents and/or their guests smoking on the premises. We would like to remind all of our residents of the most effective way(s) to deal with these issues.
The most important thing you can do is report the problem. Land’s End is a professionally managed community but as residents of Pacifica, it is important that excessive noise issues such as spa disturbances or people dumpster diving be reported to the Pacifica Police Department. The non-emergency phone number is 650-738-7314. Please dial 911 in case of any emergency. For parking issues or simple noise complaints, please contact our courtesy patrol at 408-978-9111.
We ask that residents refrain from propping open doors and that broken locks get reported. Land’s End is a no smoking community and that includes electronic cigarettes. Should you choose to smoke, it needs to be done off the property; please remember to notify your guests of this when they come to visit. Things that can be addressed by the on-site team are more easily resolved if we are also provided the name and/or apartment number of the person or persons in violation, so our team is trained to ask.

Beginning on Monday, February 10, Russo’s Painting will begin powerwashing the buildings to prepare for the upcoming painting of the community. This project will begin with buildings 101, 103, 105, 107, and 109.
The powerwashing and painting is expected to take 15-20 days, though this will depend on the weather. Once these buildings are complete, a new group of buildings will be selected and noticed for the same work.
While we are providing this general notice, you will receive notices to your door no less than 24 hours in advance from Russo’s with specific information and instructions for the work they plan to complete.
We advise you to remove any items from your patio or balcony to prevent damage.

We are pleased to announce that we are giving Land’s End a fresh makeover!
We are removing the old stucco and replacing it with new and improved stucco as we prepare to paint the community. The process can be inconvenient at times and we really appreciate your understanding as we strive to make your community a great place to live.
With that said, as the new stucco is administered we are finding that it can damage the inside of the walls, causing pictures to fall down. If you are scheduled for stucco replacement, please temporarily remove your valuables such as fine art from the walls until the project is complete.

On Wednesday, October 30th from 9:00 am-6:00 pm there will be construction being done on building 104.
They will begin setting up scaffolding and begin stucco repair on the building. This will last for about 15 days. You will have access to your apartment during these hours. Please use caution when walking around the construction areas.

On Monday, October 28th, NorCal Asphalt will be re-sealing and painting the driveways and open parking lot on site. This project will begin at 7:00 am.
During the course of this project, no cars, motorcycles, bicycles, pets, people, etc., are allowed on the driveway or parking areas; re-entry will be allowed at 7:00 pm on October 28th barring any unforeseen events.
All cars need to be removed by 7:00 am on October 28. There will be a tow truck on site to remove any vehicle(s) left parked in the aforementioned areas. This will be done at the owner’s expense. We are unable to make exceptions. Please make arrangements ahead of time to have your car removed. Street parking is available on Palmetto and Esplanade. There will be standing guards at all of the entrances to prohibit entry to and exit from the driveways and open parking. Please be sure to make all necessary arrangements.

As you may know, we are making improvements around the community. One of these improvements will include an exterior paint job for the community but before we move forward, mock-up paint will be tested.
Please be aware that building 101 will be used to test the paint choices. This will not require that anyone enter your apartment home, however there will be scaffolding, painters and their required materials in the area during this time.
This project will begin Monday, September 30 and is scheduled to be completed on Tuesday, October 1.
